Dug,

Do you personally know anyone with gobs (or even a bit) of PDI to spend this holiday season? Most of us are broke, broker, or really in trouble! While Residential Real Estate Meltdown 2.0 and Commercial Real Estate Meltdown 1.0 are gearing up, let's get out the popcorn and watch Retail Meltdown 3.6

Over the weekend, I talked some good friends of ours (a couple who works as a husband and wife team in residential real estate) and they told me it is getting increasingly difficult to find lenders for their supposedly qualified buyers. They are telling me that lenders (just about all of them) are not lending... which pretty much confirms the article above.

In my research, from what I can see, Fannie Mae and Freddie Mac are back to their old ways and we are going to see Residential Real Estate Meltdown 2.0 at the same time we see Commercial Real Estate Meltdown 1.0.

They just keep papering over this mess in an attempt to hide it. I'm afraid this is going to get very ugly in the next few months. One of the telling tales will be this holiday shopping season... my guess is it is going to be one for the books... and not on the positive side.
